
Community Concept Designer
Role Overview
Help establish residential community visions and working alongside talented individuals to drive these visions through full design, construction and to reality. You will enhance our Land Planning efforts by creating thoughtful community designs that appeal to consumer preferences, while promoting grading, drainage and general design efficiency. You will also provide integral support to land acquisition efforts by providing conceptual layouts, preliminary cost estimates and by identifying risks/opportunities during due diligence.
Core Functions
- Facilitate the feasibility process for new land acquisition opportunities by creating conceptual layouts, preparing cost estimates, time-lines and identifying project risks and constraints.
- Create and implement innovative site design standards to be incorporated into future communities.
- Preliminary engineering, as needed, prior to facilitating project transition to a third-party engineer for full engineering and construction plan sets.
- Coordinate with third-party engineers to ensure priorities are established, monitor project progress and ensure Land Development is supported with timely receipt of approved construction plan sets.
- Collaborate with municipal staff to garner their support for new community designs and zoning cases.
- Provide technical guidance regarding community design, drainage, cut/fill, construction, or program modifications as needed.
Required Qualifications
- Effective communication and collaboration skills to work with city personnel, third party engineers, and other team members
- Word/Excel proficient
- Bachelor’s Degree in related field
- Attention to detail and problem-solving abilities, with a proactive approach to identifying and resolving design and construction-related challenges
- Ability to manage multiple projects simultaneously while meeting deadlines and maintaining quality standards

- Engineer in Training
Work Environment and Physical Requirements
- Office environment.
- Vision for near, mid-range and far as well as hearing for low, medium and high pitch.
- Requires physical ability for standing, sitting, crouching, kneeling, frequent walking, reaching above head and below waist.
- Frequent walking on uneven surfaces (dirt, concrete, rock, etc.).
- Ability to navigate hazardous conditions such as frequent moving vehicles, construction equipment, and various construction materials.
- Ability to lift 5 – 20 pounds.
Hours and Schedule
- 40 – 45 hours per week (8am-5pm, M-F).
- Minimal travel required for company events and inter-region collaboration.
